Brigade Enterprises Q2 net profit jumps 37%, driven by real estate and leasing growth

Realty firm Brigade Enterprises Ltd on Wednesday (October 29) reported a 36.5% year-on-year increase in consolidated net profit at ₹163 crore for the quarter ended September 30, 2025, compared to ₹119 crore in the same quarter last year.Revenue for the quarter stood at ₹1,383 crore, marking a 29% rise from ₹1,072 crore in the corresponding period last year. The company’s EBITDA came in at ₹327.8 crore, up 12% from ₹292.3 crore in the year-ago quarter.

EBITDA margin for the quarter was at 23.7%, compared to 27.3% in the same period last year.

The company reported net bookings of 1.90 million square feet in the real estate segment during the second quarter of FY26, with a sales value of ₹2,034 crore. Collections for the quarter stood at ₹2,003 crore.

In the real estate segment, revenue stood at ₹951 crore, up 31% from ₹727 crore in Q2 FY25. Collections rose to ₹1,528 crore compared to ₹1,470 crore in the same period last year. The segment reported an EBITDA of ₹110 crore. Pre-sales volume during the quarter stood at 1.90 million square feet, valued at ₹2,034 crore.

In the leasing segment, revenue stood at ₹341 crore, a 17% increase compared to Q2 FY25. The segment’s EBITDA was ₹223 crore. Portfolio occupancy stood at 92%, with total leased area at 8.67 million square feet out of a total portfolio of 9.38 million square feet.In the hospitality segment, revenue stood at ₹138 crore for Q2 FY26, marking a 16% growth over the corresponding quarter last year. The segment reported an EBITDA of ₹42 crore.

The company also announced that Debashis Chatterjee has been inducted as an Independent Director for a consecutive period of five years with effect from October 29, 2025, subject to shareholders’ approval.

Pavitra Shankar, Managing Director, Brigade Enterprises Ltd, said, “We are entering the second half of the fiscal year with strong tailwinds. We have a robust business development and launch pipeline across our key markets, as well as healthy leasing activity and growth in the hospitality business. Operational performance has also grown substantially since the prior year, and business sentiment remains positive.”

Shares of Brigade Enterprises Limited ended at ₹1,033.90, up by ₹22.30, or 2.20%, on the BSE.
